Heritage Gardens FAQ's

What are your application requirements?

We require a household income of at least 3x the rent amount.  We also conduct credit, criminal, and rental background checks.

What fees/deposits are due upon applying? Moving in?

Heritage Gardens does not have an application fee but we do require 10% of the security deposit when you submit the application.
The remainder of the security deposit, which is equal to one month's rent, along with a $25 key fee and the first month's rent is due before moving in.

How much is the security deposit?

Our security deposit is equal to one month's rent.

What leasing options are available?

Heritage Gardens offers 12-month leases.

Is renter's insurance required?

Yes.  We require our residents to have liability insurance with coverage of at least $100,000.  It is the responsibility of the resident to obtain and pay for the renter's insurance.

Are utilities included?

Homes that are in Buildings 1-9 include hot water with the monthly rent, and homes that are in Buildings 10-14 include heat and hot water in the monthly rent.

What are the occupancy limits?

Heritage Gardens' occupancy standards are set by the local Board of Health and are as follows: Studios - 2 people, One Bedrooms - 3 people, Two Bedrooms - 5 people.
 

How are packages received?

We are happy to accept packages in the office.  We notify our residents through the resident portal when the package is available to pick up.

When is rent due?

Rent is always due on the first day of the month.

Do you offer recycling?

Yes.

How can I pay my rent?

Heritage Gardens only accepts online payments through your resident portal account.
Your options of payment are ACH, Visa, Mastercard, Discover, and Moneygram.  Some of these options have added fees.

Is there a late fee for overdue payments?

Yes.  There is a $75 late fee after 30 days.

How often is there a rent increase?

Rent increases are implemented upon renewal of the lease.  You will not be subject to a rent increase in the middle of your lease.

What are the hours of the leasing office?

Our leasing office is open Monday-Thursday 9:00am -5:30pm, and Friday 9:00am - 5:00pm.

What are the pool hours and seasonal availability?

Our pool is open from Memorial Day to Labor Day.
Our pool hours are 10:00 am - 7:00 pm.

Do the apartment homes have microwaves?

Yes.

Are your stoves gas or electric?

All of the stoves at Heritage Gardens are electric.

Are there laundry facilities in the community?

Every building in the Heritage Gardens community has a laundry facility.

What property amenities are included?

Heritage Gardens residents enjoy our swimming pool, tennis court, and playground.  We also have a community room for functions that is available for our residents to rent.

Is Heritage Gardens near any major transportation routes?

Yes.  Route 2.

Is there public transportation nearby?

There is a bus stop right outside the Heritage Gardens main entrance on Main Street.
